For the second consecutive year, fewer buildings and more dwellings completed
More than 8,000 buildings, 6% fewer than in 2022, and almost 5,000 dwellings, 15% more than in 2022, were completed in 2023. More than 13,600 buildings were still under construction.
Fewer buildings completed, their floor area larger
In 2023, 8,022 buildings were completed, which is 6% fewer than in the previous year. The number of completed residential buildings decreased by 2% and of non-residential buildings by 8%. The total floor area of all completed buildings was a little more than 2 million square metres or 1% more than in the previous year. The floor area of completed residential buildings was 3% larger and of non-residential buildings almost the same as a year earlier. In 2023, 13,570 buildings were still under construction, 52% of them residential and 48% of them non-residential.
Legal persons invested more than natural persons
Natural persons completed 6,910 buildings with almost 1 million square metres of floor area, while legal persons completed 1,112 buildings with the total floor area of slightly more than 1 million square metres. Natural persons invested mostly in one-dwelling buildings (51% of floor area), followed by farm buildings (23%) and garage buildings (8%). On the other hand, legal persons invested mostly in three- and more dwelling buildings (21% of floor area), followed by industrial buildings (18%), and reservoirs, silos and warehouses (15%).
More dwellings completed than in the previous year
In 2023, 14,130 dwellings were under construction, of which 4,919 were completed by the end of the year, which is 15% more than in 2022. In one-dwelling buildings 2,313 dwellings were completed, which is 6% fewer than a year before, and in two- and more dwelling buildings 2,339 dwellings were completed, which is 43% more than a year before. 267 dwellings were completed in residences for communities and in non-residential buildings.
The average useful floor space of a dwelling completed in 2023 was 121 m2 (in 2022, 132 m2); in one-dwelling buildings it was 166 m2 (the same as in 2022) and in two- and more dwelling buildings 82 m2 (in 2022, 90 m2). Most dwellings in one-dwelling buildings have five or more rooms, and in two- and more dwelling buildings three rooms. 68% of the dwellings were under construction by natural persons and 26% of them were completed by the end of the year. Other dwellings were being built by legal persons and 53% of them were completed by the end of the year.
The largest number of dwellings built in the Osrednjeslovenska statistical region
The largest number of dwellings was completed in the Osrednjeslovenska statistical region (27% of all), followed by Podravska (18%). On the other hand, the fewest dwellings were completed in the Zasavska statistical region (fewer than 1%). Among the municipalities, the largest number of dwellings was completed in Ljubljana (797), followed by Novo mesto (282) and Maribor (163). In other municipalities fewer dwellings were completed.
