Significant annual growth of commercial real estate prices
The year 2024 was a period of larger growth of commercial real estate prices, which followed a period of moderate growth in 2023. However, the volume of commercial real estate trading decreased significantly in 2024.

At the annual level, commercial real estate prices grew for the forth consecutive year, this time by 15.9%, mainly due to a 23.3% increase in office prices, while the prices of retail and service premises were 10.5% higher.
In the entire period since 2015, the growth of office prices has significantly exceeded the growth of retail premises’ prices. Compared to the average in 2015, office prices were 74.0% higher at the end of 2024, while the prices of retail and service premises were 43.8% higher.
The decline in turnover in the commercial real estate market is a trend that has been going on for several years. In 2024, the trading volume was half of the number of sales and the total value of sales in 2021, and two-thirds lower in terms of the total usable area of properties sold.
… and small growth on a quarterly basis
Compared to the previous quarter, the prices of commercial real estate, i.e. retail premises and offices combined, increased in the 4th quarter of 2024 by 0.6%. As in the previous quarter, only higher office prices, which grew by 2.2%, contributed to the overall price increase. The prices of retail and service premises, which had already decreased by 5.1% in the previous quarter, fell by 1.0%.
As in the rest of 2024, the total number of commercial real estate sales was very low in the fourth quarter (164).
