Residential housing price indices, 4th quarter 2024
Dwelling prices higher than a year earlier, the number of sales has declined
In 2024, dwelling prices increased by 8.5% over the previous year. The number of transactions of existing flats in Ljubljana decreased by about a tenth.
At the annual level, the upward trend in dwelling prices continues
Annual growth of dwelling prices was 8.5%, continuing a ten-year price growth trend.
The prices of newly built flats increased the most (by 10.2%), followed by the prices of existing family houses (by 10.0%), existing flats (by 7.3%) and newly built family houses (by 2.0%).
The prices of existing dwellings up for the fifth consecutive quarter
Compared to the previous quarter, the prices of existing dwellings (existing flats and family houses together) increased by 2.2%. The prices of existing family houses went up by 2.6% and of existing flats by 2.0%.
In this comparison, the prices of existing flats increased the most in the rest of Slovenia (by 2.7%), followed by the prices in Maribor (by 1.8%) and in Ljubljana (by 1.0%).
The prices of newly built dwellings up for the third consecutive quarter
Compared to the previous quarter, the prices of newly built dwellings (new flats and family houses together) increased by 8.4%. The prices of newly built flats went up by 8.8% and of newly built family houses by 4.4%.

In 2024, the total value of housing transactions for all types of dwellings in Slovenia was about EUR 1.3 billion.
The number of sales of existing dwellings in the 4th quarter of 2024 was above the annual average as 2,182 dwellings worth EUR 353.6 million were sold.
