Dwelling prices in 2020 up by 5.2%, in the 4th quarter by 2.0%

In 2020, dwelling prices increased by 5.2% over the previous year. In one year the prices of newly built flats went up the most (by 5.4%). We recorded about 17% fewer transactions than in 2019, which is the lowest number in the last six years.

Dwelling prices grew for the sixth year in a row

Dwelling prices increased by 5.2% in 2020. This is the sixth consecutive annual price increase; in 2015 they went up by 0.1% over the previous year, in 2016 by 6.9%, in 2017 by 9.9%, in 2018 by 8.3% and in 2019 by 4.8%.

Compared to the 4th quarter of 2019, in the 4th quarter of 2020 the prices of newly built flats increased the most (by 5.4%), followed by the prices of existing family houses (by 5.3%), existing flats (by 5.1%) and newly built family houses (by 4.5%).


After the fall in the previous quarter, the prices of newly built dwellings on average 2.8% higher

Compared to the previous quarter, in the 4th quarter of 2020 the prices of newly built dwellings (new flats and family houses together) increased by 2.8% (after they went down by 4.4% in the 3rd quarter of 2020).

The prices of newly built flats usually vary greatly. In the 4th quarter of 2020 they went up by 2.9% after they went down by 4.5% in the 3rd quarter of 2020. Despite quarterly variations, there is a clear upward trend in the prices of newly built flats. In the 4th quarter of 2020 they were 26.2% higher than the 2015 average.

Compared to the previous quarter, the prices of newly built family houses increased by 1.1%. The upward trend in prices has been clearly visible since 2016 (since then the prices of newly built family houses have risen by 35.5%).


Prices of existing dwellings on average 2.0% higher than in the previous quarter

At the level of Slovenia, in the 4th quarter of 2020 the prices of existing dwellings (existing flats and family houses together) increased on average by 2.0% over the previous quarter. The prices of existing flats went up by 2.4% and of existing family houses by 1.1%.

Compared to the 3rd quarter of 2020, in the 4th quarter of 2020 the prices of existing flats in Ljubljana increased the most (by 2.8%), followed by the prices of existing flats in the rest of Slovenia (by 2.2%) and existing flats in Maribor (by 2.1%).


House sales

In 2020, the total value of housing transactions for all types of dwelling in Slovenia was EUR 1.2 billion. This is about 13% less than in the previous year, when the total value of housing transactions was about EUR 1.4 billion. The total number of transactions of dwellings in Slovenia in 2020 was 11,612, which is about 17% fewer than in the previous year. At the same time, this was the lowest number of housing transactions since 2014, when the total number of housing transactions was 10,364.

House sales data are also lower due to the COVID-19 epidemic, which practically stopped concluding deals in the spring on the Slovenian real estate market for some time and in the autumn it slowed them down.

In the 4th quarter of 2020 the total value of housing transactions for all types of dwellings in Slovenia was EUR 330 million. This was lower than in the 3rd quarter of 2020, when the total value of housing transactions was EUR 356 million. The long-term average records the highest total number of transactions of dwellings in the 2nd and last quarters of the year, but in 2020 this was not so. The total number of transactions of dwellings in Slovenia in the 4th quarter of 2020 was 3,082, which is about 11% fewer than in the 3rd quarter of 2020 (3,457) and about 15% fewer than in the same quarter of the previous year.

The total number of transactions of existing flats in the 4th quarter of 2020 was significantly lower than in the 3rd quarter of 2020 (2,950); the value of housing transactions was EUR 307 million.

On the other hand, in the 4th quarter of 2020 the number of transactions of newly built dwellings was the highest in 2020 (132). The value of housing transactions with newly built dwellings was about EUR 23 million.
